Bathroom Remodel: Lower Burns Park
Completed June 2021
Our clients’ 1930 Tudor style house in Lower Burns Park is welcoming and full of charm but its 2nd floor bathroom is original; and at 90 years old, it is tired and in need of serious TLC. For this project, the Rochman Design Build team will be updating and enlarging it into the adjacent bedroom in order to add a 2nd sink and provide much needed space for the teens using it. You can see the need for 2 sinks... although the floor, even at 90, is still in perfect shape.
Definitely need to enlarge the space!
We’ll be expanding the bathroom into this current closet space and build a new closet elsewhere in the room.

Trash chute is built out of the bathroom window directly into a dumpster below.
Bathroom is gutted back to studs and floor joists. You can see the old galvanized pipes and knob and tube electrical wiring (which will all get replaced).
Dust door with a magnetic opening keeps our dust in our area and not our clients area.
Hardboard sheets protect the wood floors in the bedroom.

New closet framing in adjacent bedroom;
the original closet space was captured for the new bath.
The plumbers are preparing to set the tub in.
And new plumbing stack in the basement

New plumbing for 1st floor powder room below remodeled bath and the built out wall for the new vanity location.

The in-floor hot and cold water lines are in.
As is the new electrical service panel.
We’ve used closed cell spray foam insulation in the exterior wall.

The tub is installed and the walls are insulated.
You can see the first coat of plaster on the new closet walls and old door location.
While drywall is in process, we’ve included two locations for future medicine cabinets.

The back wall of the shower, including the niche, has been tiled.
New tile flooring is in process.
June 2, 2021
The kids are saying “hi!” to future homeowners by burying a time capsule in the wall.
June 8, 2021
The shower / tub is in and the vanity cabinet is ready for the counter.
Clearly, the newer spouts are different sizes than the 1930s originals.
The floor tiles in slate grey is just perfect here; fresh, clean, and modern.
